Reimagining the future of St. Pius X

Homes by Avi Group of Companies is partnering with the Roman Catholic Diocese of Calgary to develop a portion of the St. Pius X Church site.

As part of the project team, B&A Studios, a planning, design and engagement firm – is supporting Homes by Avi Group of Companies in the technical preparation of the land use amendment application
needed to pursue the development vision of the site.

The proposal envisions a new parish hall integrated into a six-storey residential building that will connect to the existing church. 

+ Location: 2424 24 Ave N.W., in the neighbourhood of Banff Trail.

+ Ownership: The Diocese owns the five-parcel site.

+ Current Use: Site includes church, old hall, and an unpaved parking lot.

The site is currently zoned Special Purpose – Community Institution (S-CI) and Residential – Grade Oriented Infill (R-CG). A land use amendment to a Direct Control District, based on the Mixed Use – General (MU-1) District, is being sought to enable a new residential building alongside updated parish amenities.

After a series of extensive consultations with the parish, Homes by Avi Group of Companies is planning a development that revitalizes the parish with a new hall, new amenities, and a new residential building. Multiple engagement sessions were held with the parishioners in 2024-25 resulting in the parish issuing their support for the proposed vision.

A. The City of Calgary has just completed improvements at 24 Ave NW under the Banff Trail Area Improvements. The City’s Mobility Engineering team will determine if any further studies are required once the application is submitted. Sufficient on-grade will be provided for the parishioners and future residents. The site is also 600 metres from the Banff Trail LRT Station, an attractive option for commuters.

A. This will be determined during development permit phase depending on the market demand for the area.

A. Between 120 and 150 residential units are being planned.

A. St. Pius X parishioners have expressed a strong desire to preserve the existing church. Homes by Avi Group of Companies will support the parish by keeping the existing church and completing renovations to modernize positions of the church building service.
